Parkway comes to Market

Space at one of Manchester 's most well known business parks has made its way back to the market. Over 8,175 m² (88,000 ft²) of Grade A air conditioned office accommodation has become available at Parkway Business Park following the relocation of some functions of holiday company, My Travel, back to its original base in Rochdale.

The move has brought about a considerable opportunity for owner, Orbit Developments, who plans to introduce an extensive array of space and lease options, at the Park to accommodate businesses of all sizes.

“This is a unique situation for us and we're very excited about it,” says Paul McLeman, director at Orbit. “It's quite a significant amount of space to come to market all at once and I'm sure it will have an affect on what's already out there. That said, however, it's not everyday you get a chance to look at a site this size and say what can we do to improve it, what can we do to make it even better?

“We are currently considering a number of options, which will see on site improvements. In particular, we're looking at bringing in a café or coffee shop as well as an executive shuttle service, which will run to and from the city centre over the lunchtime period. We have also introduced ‘Parkway' pushbikes for staff, either for personal exercise, or just to use to cycle to the local shops, which will save them having to use their cars. We are also looking at methods of improving communication for businesses and we believe the site is Manchester 's first Wi-Fi enabled Park.”

The development, which is situated on the main A5103 route into Manchester , was built by Orbit in the early 1990s and hailed as one of the new generation of business parks set to transform the corridor into the City Centre. Located within a secure environment, Parkway boasts CCTV, 24-hour on site security personnel and a secure perimeter wall . Parkway is also close to the motorway network, a quarter of an hours drive from Manchester International Airport and a stone's throw away from the centre of town, offering the benefits of City Centre working without City Centre inflated rents and parking problems.

“The site's amenities and location are not just great news for corporates looking for an accessible HQ building, but also provides a good opportunity for smaller businesses looking for high specification space in an environment normally only afforded to much larger companies. What we have here is a situation where buildings and floors can be split to accommodate a variety of sizes and lease requirements, giving much more flexibility.”

Potential occupiers will join My Travel and outsourcing and technology company Xansa, who moved to Parkway 4 in 2004. Before moving into the building, Orbit carried out a bespoke design and fit for the company - a service that is available to tenants interested in taking space at the Park.
