A Healthier Office Market in South Manchester (September 2008)
Following on from the recent successful lettings to Adactus Housing and Potters Herbal Medicine at Parkway Business Centre, Orbit Developments have managed to let the whole of Parkway 3 to the Manchester Primary Care Trust. The 25,000 sq ft building will accommodate the Headquarters of the Manchester PCT and also other departments which will move from their existing building in Chorlton.
Commenting on the letting, Tony Jones, Managing Director of Orbit Developments said, “Even with the recent uncertainties surrounding the current financial issues and the proposed introduction of a Congestion Charge, Parkway Business Centre continues to attract a wide selection of quality occupiers due to the flexibility of Orbit to tailor each letting to the requirements of the incoming occupier.” Parkway Business Centre offers a wide variety of amenities such as an on-site café and minibus shuttle service into the City Centre and Manchester Airport.
Rhys Owen who dealt with the PCT for Orbit on the letting commented, “this deal has been in negotiation for some considerable period of time which is a symptom of the office market and the level of availability in South Manchester, but the ability for the PCT to grow and take additional space on Parkway Business Centre was critical to their decision to choose this location as well as ensuring the buildings meet current standards for DDA compliance and offer a welcoming environment for visitors.”
The successful Emerson Business Centre and café at Parkway will re-locate into Parkway 5 to allow the PCT to take occupation of Parkway 3. With this letting there only remains 16,377 sq.ft. on the scheme compared to 88,000 sq.ft. a year ago and of the remaining space, 11,500 sq.ft. is under offer.
